This stunning property in one of Sydney’s most prestigious locales, Mosman, had an incredible WOW factor from the exterior; however, the interior lacked purpose, and the disconnect of the rear balconies was a significant hurdle to maximising the home’s livability.
The property sprawls over three levels with breathtaking harbour views. Playoust Churcher saw through the awkward interior design and set about remodelling and transforming this unique property into one of the area’s finest.
The team started by pushing the building outward to create a spacious dining room on the upper level. Flowing from this space, we enhanced the design to include an enlarged living area and rear outdoor terrace with spacious indoor/outdoor living. This area incorporated glass and timber slatted roofing and a concealed BBQ zone, taking in picture-postcard views.
This theme of openness was continued throughout each level, and the coffered and raked ceilings framed the stunning harbour views. Each of the rear balconies was extensively remodelled and connected, adding additional entertaining spaces and value to multigenerational living options.
The design synchronised with the rear yard and pool by excavating the lower ground floor, maintaining a consistent, highly livable, open, and entertaining theme throughout the property.
This stunning property is now one of the area’s most loved homes. The redesign maximised every avenue for light, space, and views across Sydney’s harbour. It is an entertainer’s dream with carefully considered elevations that breathe in every aspect of the home’s potential. The owners were suitably delighted with the outcome, and it will now stand the test of time.

“We provided a very detailed brief on the design and the requirements both in terms of how it would support our family as it grew over time in addition to the design features that were important to us. We were thrilled with the concept and design they delivered. It ticked all the boxes.
We felt very confident the team understood our brief in terms of the design and how we hoped to live. They also showed an understanding of the financial requirements and cost issues that are really important whenever you undertake any renovation project.”

“Playoust Churcher Architects had an inherent understanding of the brief, and the design created a classic Roseville family home with wonderful proportions, depth and detail.
It’s now recognised as a stand-out in the area – people slow down and stare as they drive past.”

“When Brett and John came they just listened. John is so talented that we just trust him. I told John what I wanted our home to look like and to go for it. John can draw the designs upside down all by hand and you know exactly what he is doing. He is really talented and that was very obvious from the beginning. He is so passionate about what he does.
They were respectful of costs and just listened to what we wanted. There is a lot to say for architects that listen. The house works perfectly with our needs – there is a flow that works beautifully.”
LisaYes, much of Mosman is protected by heritage conservation rules that influence building design, materials, and street presentation. These controls aim to preserve the character of Federation and Interwar homes that define the area.
Absolutely. We specialise in both knockdown-rebuilds and high-end renovations that blend timeless architecture with contemporary living. Our Mosman designs often respond to sloping blocks, heritage constraints and harbour views.
Mosman’s prestige location and tight planning controls require careful balancing of client vision and council guidelines. We bring extensive experience navigating the Mosman Local Environmental Plan (LEP) and Development Control Plan (DCP).
Yes. Many of our Mosman clients own properties near the water or on steep, elevated sites. We tailor designs for privacy, views, solar access and resilience to marine conditions.
We provide design-led services for boutique developments, including dual occupancies and high-end duplexes. Our approach respects local scale and context while delivering strong lifestyle and investment outcomes.
We recommend starting with a feasibility consultation. From there, our team can guide you through site analysis, concept design and the full DA and delivery process tailored to Mosman Council.
