This three-level Mosman waterfront property, located in the Mosman LGA, underwent a complete interior renovation and re-plan to better serve the lifestyle of a family of six. The brief called for a modern, luxurious home that maximised the spectacular views over Mosman Bay, while also creating practical, private, and welcoming living spaces for family life.
Each level was carefully reworked to suit the family’s requirements, and a lift was added to provide ease of access between all three floors. A new kitchen, bathrooms, and laundry were introduced, while all floors, walls, and ceilings were fully renewed to bring light, sophistication, and cohesion to the home.
The design also prioritised entertainment and technology, with high-tech audiovisual systems integrated throughout and a private cinema room added.
The result is a luxurious, light-filled residence that balances functionality with refinement. Interiors now flow effortlessly toward expansive terraces and balconies, offering uninterrupted views across Mosman Bay. Outdoor areas were reimagined with upgraded decks, pool surrounds, and terraces, ensuring comfort and privacy while enhancing the home’s strong connection to the water. Even the boatshed was refreshed, tying the design into the property’s waterfront setting.
By blending timeless finishes with cutting-edge technology and thoughtful planning, Playoust Churcher Architects delivered a home that is as practical for a large family as it is elegant. The transformation has created a residence that celebrates its unique position on the harbour while providing every comfort of modern living.

“We provided a very detailed brief on the design and the requirements both in terms of how it would support our family as it grew over time in addition to the design features that were important to us. We were thrilled with the concept and design they delivered. It ticked all the boxes.
We felt very confident the team understood our brief in terms of the design and how we hoped to live. They also showed an understanding of the financial requirements and cost issues that are really important whenever you undertake any renovation project.”

“Playoust Churcher Architects had an inherent understanding of the brief, and the design created a classic Roseville family home with wonderful proportions, depth and detail.
It’s now recognised as a stand-out in the area – people slow down and stare as they drive past.”

“When Brett and John came they just listened. John is so talented that we just trust him. I told John what I wanted our home to look like and to go for it. John can draw the designs upside down all by hand and you know exactly what he is doing. He is really talented and that was very obvious from the beginning. He is so passionate about what he does.
They were respectful of costs and just listened to what we wanted. There is a lot to say for architects that listen. The house works perfectly with our needs – there is a flow that works beautifully.”
LisaThis project aimed to bring luxurious contemporary design to a waterfront setting in Mosman. The layout prioritised harbour views, indoor-outdoor flow, and privacy, combining elegant living spaces with robust coastal detailing.
Waterfront properties in Mosman are governed by Mosman Council’s stringent LEP and DCP regulations, including view protection, setback controls and privacy considerations. We have proven experience designing within these constraints to deliver distinctive architectural outcomes.
We place viewing platforms, windows and terraces strategically to capture outlooks while screening interiors from neighbouring property. Materials and structure are selected for resilience to coastal conditions without compromising aesthetic quality.
