Understanding the types of architectural documentation will streamline the process, mitigate risks, and lead to a successful project.
First, we need to obtain a survey and prepare a site analysis to assess the existing conditions and identify any site constraints. A professional surveyor will create a detailed property map showing boundaries, topography, existing structures, vegetation, and utilities. This is crucial for understanding the site’s physical characteristics. The site analysis study includes information on the site’s orientation, climate, views, and environmental or heritage constraints, as well as council’s setbacks, height limitations etc.
Concept design and sketch plans are used to visualise the initial ideas and project potential. Preliminary sketches and plans outline the general design ideas and the property’s layout. It helps communicate the vision and obtain initial feedback. Sketch plans provide a more detailed view of the concept design, including room sizes, circulation patterns, and the relationship between indoor and outdoor spaces.
A DA application must be submitted to the local council. The application needs to include detailed plans, elevations, and sections illustrating the proposed design. These drawings must comply with local planning controls. A Statement of Environmental Effects (SEE) is also required. This document assesses the potential impacts of the development and proposes mitigation measures.
A Heritage Impact Statement may be required if the property is heritage-listed or in a heritage conservation area. Other consultants’ reports that may be required include an Arboricultural Impact Assessment, an Ecological Constraints Assessment, a Flood Study, a Stormwater Management Plan, a Landscape Plan, Bushfire Report and others. Shadow diagrams show the potential shadow impacts of the development on neighbouring properties. A BASIX report and certificate is also required to show compliance with energy rating requirements.

It is essential that all these design documents are sufficiently co-ordinated for construction purposes.
The BASIX Certificate confirms that the development meets the sustainability requirements of the Building Sustainability Index (BASIX), including water, energy, and thermal comfort targets.
Once your plans are ready for execution, your project will go out to tender to invite builders and contractors to submit bids for the construction project.
Builders and contractors will need detailed documents to forecast costs accurately. A complete set of construction drawings provides all the information needed to construct the building, including dimensions, materials, and construction methods. It also includes a detailed list of materials, labour, and other costs required for the project. This helps in obtaining accurate and competitive bids from contractors. Documents that outline the terms and conditions of the tender process and the contract to be signed with the chosen builder are also included.
A construction certificate is required before construction can commence. We manage this entire process for our clients to ensure construction can commence.
We work hands-on with the builder or contractor during the construction phase to incorporate any changes made during the process, such as changes in site conditions and/or client requests. We review detailed shop or manufacturer drawings showing how specific components, such as joinery or glazing, will be fabricated and installed. We issue written instructions clarifying or modifying the construction plans as needed during the construction phase.
When the project is completed, there is additional documentation that requires attention. A compliance and certification document that certifies the completed building meets all regulatory requirements. This document includes an occupation certificate confirming the building is safe for occupation, final inspection reports for the various inspectors conducted during and after the construction, and warranties and manuals from suppliers and contractors.
